Property Listings
1. Pilgrim Villas accepts your advertisement under the agreement that an accurate description of the property is provided.
2. All advertisements should comply with relevant UK legislation including the Trade Descriptions Act 1968 (which covers false descriptions) and the Consumer Protection Act 1987 (which covers misleading prices). The advertiser agrees to indemnify Pilgrim Villas against all claims costs arising out of any misleading information in the advertisement.
3. Text descriptions, prices, contact details and photographs provided to us by advertisers will be reproduced on Pilgrim Villas as accurately as possible. We will not however be held liable for any loss arising out of any error or omission on our part.
4. Pilgrim Villas reserves the right to determine the design and layout of advertisements, and to make alterations to the text or photographs if we deem it necessary. Pilgrim Villas will not be held liable for any loss arising out of such alterations.
Materials, Photographs and Digital Images
5. Pilgrim Villas accepts your advertisement photographs under the agreement that they accurately represent the property being advertised.
6. Pilgrim Villas will take the utmost care of all materials and photographs provided for the preparation of advertisements, but cannot be held liable for any loss or damage however caused.
7. Where advertisement images are supplied to us in digital format, Pilgrim Villas reserves the right to alter these images, usually for optimization purposes. Pilgrim Villas cannot be held liable for any loss arising out of such alterations, and it is assumed that you will keep the original copy of all images supplied.
Copyright
8. It is the responsibility of the advertiser to ensure that they have the right to reproduce any photographs or digital images which they supply to us. The advertiser agrees to indemnify Pilgrim Villas against all claims costs arising out of any infringement of copyright of those photographs or images supplied.
Liability
9. Pilgrim Villas cannot be held liable for any loss or damages howsoever incurred in connection with advertising on the Pilgrim Villas web site.

10. Pilgrim Villas will offer one click through to a personal web site, per advert. The personal web site must relate solely to the property advertised on our web site. We reserve the right to refuse such links, or to remove them without notice at our discretion.

11. In some circumstances, and if the advertiser positively opts in to the service, Pilgrim Villas can offer a click through to a map of your advertised property's location. Advertisers should be aware that this link will be created based on the Post Code or Zip Code supplied for that property. The Post Code or Zip Code must relate only to the property advertised on our web site. We reserve the right to refuse such links, or to remove them without notice at our discretion.
Exchanging Properties
12. Each advertisement relates to a particular property which is given a unique reference number. It is not allowable to substitute a different property by changing the text and photographs on an advertisement, and under no circumstances may 2 or more independent properties be included on a single advertisement.
Refusal, Termination or Withdrawal of Advertising
13. Pilgrim Villas reserves the absolute right to refuse to accept any advertisement submitted. If the advertisement has been paid for online a full refund will be made, or if a cheque has been received by post this will be returned. Any materials submitted by post will also be returned. Under no circumstances will any compensation be payable by Pilgrim Villas for any loss or damage howsoever incurred.
14. Should we receive a complaint about your advertisement, that in our opinion is reasonably substantiated, Pilgrim Villas reserves the absolute right to remove that property listing from our web site, and without prior notice. Such complaints could include, but are not limited to; the accuracy of an advertisement, the condition of the property advertised, or lack of reasonable response to complaints. In all cases Pilgrim Villas decision is final. A refund will normally be made for the remaining unused period of the advertisement, however under no circumstances will any compensation be payable by Pilgrim Villas for any loss howsoever incurred.
15. The advertiser may choose to withdraw their advertisement from the Pilgrim Villas web site at any time, notifying us by writing or by email, however no refunds can be made for any remaining period left to run. Once withdrawn the advertisement may be reinstated by request, although the advertisement period cannot be extended to allow for the time in which the advertisement was removed.
Email Enquiry Forms
16. Email enquiry forms are provided on each advertisement for the sole use of holidaymakers making genuine availability and booking enquiries. Pilgrim Villas monitor the use of these forms and will suppress any emails which are not genuine availability or booking enquiries.
Level of Service
17. Pilgrim Villas will endeavour to approve new advertisements, and approve changes to existing advertisements as quickly as possible. Due to our lack of control over the number of requests that we receive, we are unable to guarantee response times.
18. Pilgrim Villas will endeavour to ensure that the web site is available on the internet at all times, however disruption of service can occur, and we are therefore unable to guarantee 100% availability. Pilgrim Villas cannot be held liable for any loss arising out of such circumstances.
